In January, we attended the Calgary Real Estate Forecast Show, and we walked away with mixed feelings — not bad, not overly optimistic, but clearer.
There were definite threats, some real opportunities, and a few surprises that don’t always make the headlines.
The biggest realization?
The Calgary real estate market isn’t “crashing” or “booming” — it’s resetting.
According to insights shared at the event (with data from Calgary Real Estate Board (CREB), 2025 marked the first real transition year after three straight seller-market years.
Supply finally showed up; builders responded to demand, and sales cooled more than expected — not because buyers disappeared, but because uncertainty stacked up.
Interest rates took longer to move, migration slowed back to more normal levels, and many people simply paused.
What stood out most
1. Slowing down doesn’t mean falling apart
In most segments, the market is just returning to something closer to normal. Balanced conditions are re-emerging — and that’s not a bad thing.
2. Buyer opportunities are real, but selective
